Somewhere in unincorporated Miami-Dade, near Sweetwater, a data center designed for some of the most demanding AI workloads in South Florida is on track to open later this year.

Most Miamians have never heard of it.

That's not really an accident. More on that in a minute.

From a Land Deal to a Data Hall

Metrobloks bought the 4.05-acre site at 500 NW 137th Avenue in March 2025 for roughly $150 million, funneled through an investment vehicle called MB Sweetwater Partners LLC. At the time, the company pitched it as a 15.2 megawatt facility, and Data Center Dynamics covered the deal within days.

The project has moved a long way since that announcement.

The Miami Herald reported in May that the facility, called MIA-A1, is now a 112,900-square-foot data center expected to finish later this year. Metrobloks' own site lists 16.8 megawatts of critical IT capacity and 40,500 square feet of white space across two 15,200-square-foot data halls. Other Metrobloks materials describe 22 megawatts of secured utility power, backed by a will-serve letter and deposits from Florida Power & Light. The numbers appear to describe different things, utility power secured versus IT load actually built out, but Metrobloks hasn't spelled out the distinction publicly.

Baxtel, a data center listings site, projects a fourth-quarter 2026 launch. Metrobloks' own page is less specific, saying only that the data center is "coming soon."

Built for AI, Not Just Servers

This isn't a general-purpose server farm. Metrobloks designed MIA-A1 around dense AI hardware, with rack densities scaling from 5kW up to 150kW or more, cooled by air, liquid, or a hybrid of both.

Metrobloks says the site targets Uptime Institute Tier III standards and 99.999 percent availability, with layered redundancy down to the individual unit level. Backup power comes from 3,000kW diesel generators, and a 230kV substation sits about 200 feet from the property with dual-line redundancy already secured.

Why the Coverage Gap

The project isn't a secret. Data Center Dynamics covered the land acquisition in April 2025, and Metrobloks, along with the Miami-Dade Beacon Council, publicized the $150 million investment at the time.

But since then, MIA-A1 has largely stayed a trade-press story. When the Miami Herald finally wrote about it in May, the project got two sentences inside a regional roundup about data centers coming to South Florida, sandwiched between an Iron Mountain facility in Westview and a stalled Palm Beach County proposal called Project Tango.

That framing also helps explain why MIA-A1 hasn't generated the kind of public fight surrounding some other Florida data-center projects. Like MIA-A1, the Westview site was already zoned for industrial use, so neither needed a public rezoning hearing, and Westview residents only learned about their new neighbor after construction was underway. Project Tango does need rezoning, and Palm Beach County neighbors have been organizing against it for months.

"Just as ports and railroads once shaped commerce, today it's low latency, data capacity, and resilient architecture that define competitiveness," said Rodrick T. Miller, president and CEO of the Miami-Dade Beacon Council, when the land deal closed.

What This Means for Miami

Metrobloks says MIA-A1 sits within 15 miles of the NAP of the Americas, with round-trip latency of 21 milliseconds, positioning it for AI inference rather than the large-scale model training happening at rural mega-campuses in Virginia or Ohio.

That distinction matters locally. Inference is the phase where AI actually answers a query in real time, and enterprises running customer-facing AI tools want that processing close to home. CEO Ernest Popescu framed the Miami bet as a response to "an emerging global tech hub, experiencing strong and growing demand for local AI inference."

Florida's regulatory picture is shifting too. Governor Ron DeSantis signed a law this year meant to stop data centers from passing energy costs on to nearby residents, and giving municipalities more room to block future projects. MIA-A1 was already well into development before the new rules took effect, potentially making its path different from future projects seeking to enter the market.

For Miami's AI and enterprise sector, the real story isn't the ribbon cutting. It's what comes next: which companies lease the space, what workloads they bring, and whether MIA-A1 becomes the first of several inference-focused facilities supporting the region's AI ambitions, or remains a one-off.
