Local MLS technology hasn't changed much in decades. A Miami company wants to hand associations an AI operating system instead, without taking away what they already own.
BETTER MLS is being developed for the U.S. market with a proposition that goes beyond a traditional multiple listing service. The company wants to build a connected digital operating layer local associations run themselves.
What BETTER MLS Is Actually Building
The Miami-based company is a portfolio company of World Property Ventures. It's targeting a members-only, business-to-business platform for agents, brokers and real estate associations. A 2027 launch is the current target.
The business model rests on five interconnected pieces. A consumer-facing property portal, listing distribution, enterprise software, CRM functionality and nationwide professional networking.
At the consumer level, the listings portal will be populated exclusively with inventory from local MLS members. The company also plans to syndicate listings to third-party websites, search engines and social platforms.
Solving Exposure Without a Transaction
That distribution strategy targets a real industry problem. Exposure alone doesn't produce a transaction.
One planned channel is GLOBAL LISTINGS, an international property search platform. It currently hosts more than 3 million active listings across 112 countries. That gives BETTER MLS a potential channel reaching consumers well beyond any single U.S. market.
The CRM layer is designed to capture inquiries generated through that distribution. It organizes contacts, qualifies prospective buyers and sellers, and helps members manage opportunities through the transaction pipeline.
Why Local Associations Keep Control
BETTER MLS also plans cloud-based MLS software that local associations can run at lower cost than current technology providers. They keep control of their own systems, data and member relationships.
That distinction sits at the center of the company's pitch. "BETTER MLS says it is not intended to replace local MLSs," said World Property Ventures CEO Michael Gerrity. "The company envisions its technology as an AI-enabled operating system that local real-estate associations will own and operate."
The Bigger Bet Behind the Model
The underlying idea treats a listing as the start of a connected workflow, not the end product. Inventory gets distributed across channels, matched with demand, and inquiries flow into a CRM while a networking layer connects professionals directly.
"At the end of the day, with the pace of AI evolution and disruption, this is about helping real estate professionals and associations nationwide take back control of their industry with their own AI-powered operating system," Gerrity said.
What This Means for Miami's Real Estate Tech Scene
BETTER MLS is still pre-launch. Its five-part model has to prove itself against MLS providers already entrenched in local markets nationwide.
For Miami's own real estate technology scene, the pitch is notable regardless of outcome. A homegrown company is trying to build the AI infrastructure layer for an entire industry. It's not just another local tool serving South Florida agents.
