It's 11pm in Little Havana when a prospective tenant texts about a two-bedroom, in Spanish. An AI leasing agent answers, pre-screens her, and books a Thursday tour. Five local companies now put an AI at every desk of a real estate transaction, quietly and without the model-builder headlines.
RentEngine runs an AI leasing agent from a downtown Miami office, founded in 2023 by Alexander Stringfellow and Leor Alon. It answers prospect calls and texts bilingually, pre-screens renters against a property's own policies, and coordinates tours. Leasing is a speed game, and RentEngine says its platform fills vacancies roughly nine days faster than the industry average.
Realfinity built an embedded mortgage platform that gets Miami real estate agents licensed to close loans themselves. The company secured a $5 million warehouse credit facility from Bank of the Sierra in January 2025. Since 2023, Realfinity has funded more than $40 million in mortgages, and is now licensed to lend in three states.
CRE Agents connects tools like Claude directly to a commercial real estate firm's own underwriting data, using Model Context Protocol servers. Founded by CEO Spencer Burton and CTO Gert Stahl, the Miami startup automates lease abstraction, financial modeling, and offering memorandums. Burton's prior firm used similar technology to underwrite more than 50,000 transactions, the equivalent of four years of analyst work.
Propy is a licensed title company that has processed more than $4 billion in digital real estate closings. In late 2025 it launched Agent Avery, the first AI escrow officer, handling contracts, compliance, and fund transfers. Propy reports roughly 40 percent lower workloads in deployments, part of a $100 million plan to acquire and modernize title firms.
Blanket built an AI retention platform that runs quietly inside a property manager's own brand, backed by Foundation Capital. Co-founders Lior Abramovich and Sagi Medina designed it to flag which property owners are at risk of leaving before they cancel. In May, Property Management Inc., the largest property management franchisor in the country, partnered with Blanket across its network.
One metro, five companies, an AI at every desk of the transaction. One fills the unit, one finances it, one underwrites it, one closes it, one keeps it. None of them is chasing a consumer app or a foundation model. Miami's proptech story is not about a flashy app. It is about who ends up owning the workflow.
