The Data Centre Next Door

A proposed 600MW hyperscale data centre in western Palm Beach County has become a flashpoint.

Project Tango would occupy a 202-acre site near the northern Everglades, close to homes, a school and infrastructure that moves freshwater toward the southern Everglades.

Local opposition has focused on potential noise, traffic, property values, electricity costs and environmental impacts.

Palm Beach County commissioners voted 5-1 in July to deny an expansion of the proposed facility, although other applications connected to the project remain pending.

The controversy illustrates a broader problem.

A data centre may look like a technology investment on paper. To the people living next door, it can look much more like an industrial facility.

AI Has a Physical Footprint

The digital economy can feel almost weightless.

AI is not.

Every chatbot response, generated image and AI agent requires computing infrastructure somewhere. That infrastructure needs electricity, cooling systems, buildings, fibre connections and land.

And as AI models become more capable, the amount of computing required to operate them is growing.

A 600MW facility operating at peak capacity could consume roughly as much electricity as hundreds of thousands of homes, based on US Energy Information Administration residential electricity-use estimates.

That creates a question Florida cannot avoid: who pays for the infrastructure required to support the AI economy?

If new power generation and grid upgrades are needed, the costs can ultimately affect electricity customers, even when the data centre itself is privately owned.

Water Is Becoming Part of the Debate

Electricity is only one issue.

Data centres also produce substantial heat and require cooling systems to keep equipment operating.

Project Tango's developers say the proposed facility would use closed-loop cooling to reduce water consumption.

But environmental groups argue that heat itself can have consequences in a region already dealing with warm water, agricultural runoff and toxic algae blooms.

The broader concern is particularly significant in Florida, where water systems are interconnected and environmental conditions can affect drinking water, agriculture, wildlife and tourism.

The Everglades is not an isolated backdrop to the technology industry.

It is part of the infrastructure that supports Florida's economy and population.

Florida Has to Decide Where AI Belongs

The answer is not necessarily to stop building data centres.

Florida wants technology investment, and data centres can bring construction activity, capital investment and infrastructure development.

But location matters.

A hyperscale facility beside homes, schools or environmentally sensitive areas creates a very different set of questions from one deliberately located in an industrial area with sufficient power, water and network infrastructure.

Several Florida counties are already considering or adopting moratoriums on large-scale data centres while they develop rules governing where these facilities can be built.

That suggests the debate is moving from individual projects to statewide policy.

What This Means for Miami

Miami is unlikely to be insulated from this debate.

South Florida wants to establish itself as a technology and AI hub, and that requires physical infrastructure to support growing computing demand.

But the lesson from Palm Beach County is that infrastructure decisions eventually become community decisions.

Miami residents will care about electricity bills, water resources, traffic, noise and property values long before they care about the technical specifications of an AI data centre.

The challenge for Florida is therefore not simply how to attract more data centres.

It is how to build the infrastructure for the AI economy without making ordinary residents feel that they are being asked to subsidize it.

Florida may be able to accommodate the AI boom.

The question is what kind of Florida that boom creates.
